The Housing Association, Neptun, is renovating department 6 located in Skagen, which consists of 48 terraced houses at 90 square metres each.
Department 6 is burdened with insufficent and incorrectly executed foundation of external walls, partitions and floor/terrain deck as well as high ground water level. Also, there are huge problems with mould, unstable roofing and cracks in ceilings and walls as well as above windows and doors. On that background, it is a so-called downwards renovation where all houses is removed entirely and being rebuilt on the existing plinth.
Frederikshavn City Counsil has as of May 2024 approved schedule A and pledged support for the renovation.
The project is a part of the largest and greenest overall housing agreement, which also entails a shift in Landsbyggefondens support system, where a new, green support criteria is introduced.
The constructions in this agreement constitute a structural change in the approach to renovations of non-profit housing. Renovations of the public housings will in the future be marginally greener and, at the same time, the future sustainable solutions such as heating pumps and intelligent digital managing of energy usage in constructions will be tested.
All the projects in the housing agreement can, therefore, potentially have a huge significance for the green transition in the longer term.
The project for dep. 6 is estimated to start in Q4 2025, however, there is currently no time set for when the project will be finished.
Since it is a so-called downwards renovation, actors are required for many different tasks such as different types of construction work and tasks as well as advisory tasks.
